Here is a list of items to do BEFORE you list your home:

*Have the HVAC cleaned and serviced if it has not been done in the past year

* Make sure you have proper earthquake straps on the water heater

*check exterior for rotted wood on deck or siding and replace

* if you have windows that are fogged, replace with new glass

*clear debris from gutters and moss from roof

*if you have rats or squirrels in the basement or attic, call critter control and seal

the openings

*consider buying a home warranty that will cover repairs during the listing and transfer to the new owner
